Why Lighting Matters

Good lighting makes every room look better. Bad lighting is all anyone notices.

Lighting is easy to treat as the boring line item, the thing you just need to get up before the final walkthrough. But it is the first thing a buyer reacts to, in the listing photos and the moment they step inside. Done well, it makes every finish look better than it cost: the kitchen reads bright and calm, the millwork shows, the photos pop, and buyers walk in already impressed. For a builder, that is value you did not have to frame or tile to get.

Done badly, it works against the whole house. A pendant that is too small over a big island, a cool white bulb next to a warm one, a foyer fixture hung at the wrong height. Buyers cannot always name what is off, but they feel it, and it shows up in the offers and the days on market.

Professional lighting design is scale, placement, color temperature, and layers. It is what turns a finished house into one that photographs, shows, and sells, and it comes with every builder job we run.

Walk the job after rough-in, or send us the plans

Our favorite way to start is on site after rough-in and before drywall. We walk every room with the plans and handle the take off ourselves, so sizing and placement are right. On a tight turnaround or a job farther out, send us the electrical plans and we will build the fixture schedule from those. We just like to see the space when we can.

Selections in the showroom, with you or your client

On custom builds we sit down with your homeowner, with you in the room or not, your call, and guide them to fixtures that fit the house and the budget. The style conversations happen here instead of on your phone at the jobsite. On spec builds we build the package with you, around the look you are going for and the number you need to hit.

The allowance tracked, the selection sheet delivered

Every selection is logged against the allowance as it happens, so your client always knows where they stand before they commit. When selections are done you get a room-by-room selection sheet and fixture schedule for your file, with the numbers already settled. Overages only ever happen as an informed decision made in the showroom.

Warehoused, labeled, delivered free

We hold every fixture for as long as the job needs. When you call for them, whole-house orders ride to the jobsite free across the Triad, every box labeled by room, so your electrician knows exactly what hangs where. Bigger jobs travel farther.

After install day, we are still on the job

If anything goes wrong on the job, a fixture shows up with broken glass, a part is missing, something fails after it is hung, let us know. We work to get it fixed for you in a timely manner, and we deal with the manufacturer so you do not have to. One call, and it is handled.

When a fixture goes on backorder, you hear it from us right away, with an ETA and a substitution that keeps the look and the price. Your install date holds.

Most of our builders build within an hour of the showroom, from downtown Winston-Salem out through Clemmons, Lewisville, and Bermuda Run, and over to Greensboro and High Point. Larger jobs travel farther. We have delivered whole-house packages across North Carolina, and we are happy to talk about yours wherever it is.

We treat the allowance like a working budget instead of a suggestion. Selections get tracked against it in real time during showroom appointments, your client signs off knowing exactly where they stand, and you receive the final selection sheet and fixture schedule with the numbers already settled. Overages only ever happen as an informed decision your client makes in the showroom.
The sweet spot for the take off is after rough-in and before drywall, when we can walk the house and count every opening. On larger custom builds, bring us the plans earlier and we will help you shape the lighting budget before the first wire is pulled.
Yes. If the job is on a tight turnaround or farther out, send us the electrical plans and we will build the fixture schedule from those. We prefer to walk the house when we can, because seeing the space gets sizing and placement exactly right, but plans work well when a visit is not practical.
Both. Custom builds get the full selection service, with our team working directly with your homeowner. Spec builds get a package built specifically around your look and your price point, plus the same warehousing and labeled delivery. Either way the goal is the same: the best looking house for the best price.
